Negotiating the deal is so much more than the right size house in the right neighborhood for the right price.  There are many questions and variables of condition, seller motivation, competency of the listing agent, other similar competitive properties available, how to structure the offer (what’s most important varies for different sellers and their agents).

I have been licensed for more than 30 years, in four states (taking the exams each time, ugh!).

I’ve always been a full-time broker – not as a part-time “side hustle” or glorified hobby- in downtown Chicago (my hometown), Manhattan NYC and Miami/Miami Beach. I worked for the Sotheby’s affiliates in Chicago and Miami Beach, with The Corcoran Group (of Shark Tank fame) in New York and ran my own independent company in South Beach and Miami.

In Florida, I also held a mortgage broker license.  My understanding of financed deals is greater than the typical Realtor.  I know how to avoid problems.

I have extensive resale and new construction experience. In Chicago our firm represented many builders and I was appointed to multimillion dollar sales teams in addition to my general brokerage activities. I was in Miami during the boom years and brokered many new construction sales and “flip” resales- including one of the priciest luxury tower suites at that time.

Early in my career I was a Fannie Mae foreclosure agent, and sold more than half those listings to my own buyers acquired through marketing efforts. This was in the days of print newspaper classified ads and no cell phones, or social media.

I’ve sold multifamily residential income properties and even represented a couple commercial transactions including a Walgreens anchored strip center and a South Beach hotel.

 Some personal details

I live in Raleigh. My home is my third residential renovation project (I have lots of good contacts for contractors and other homeowner services).

I graduated from the University of Illinois, Champaign with a Communication degree and advertising minor. I also studied art and architecture and even had four graphic designs selected for the student show my freshman year.

I’m a naturally curious person, consider myself a lifelong student and enjoy learning new things. I’ve travelled to 30 countries, and as a PADI certified divemaster I’ve explored the land and waters of four continents. I’ve had a bit of instruction in photography and have used it in my work and travels.

At various times of my younger life I moonlighted in the restaurant and hospitality industries- from dishwasher to waiter, bartender or cook and was a partner in a restaurant and bar in Chicago.
